WHAT: Golf resort community.
WHERE: Leland, N.C., in the Cape Fear Coast area.

PRICES: Homesites start at $150,000, and residences, including lots, start at around $260,000.
STATUS: Sales began in late 2006, and so far 475 residences have been completed or are under construction.

DETAILS: The size of a community often stands above all else in importance to second-home seekers. For some there is no substitute for the privacy and intimacy that comes with a small development, but others find that they are better suited to large communities, which are typically loaded with family-friendly amenities and frequently offer residences with somewhat lower prices. This development, on 4,500 acres about six miles southwest of Wilmington, N.C., falls squarely into the latter category. It is expected to be constructed over the next 20 years or so, eventually consisting of as many as 10,000 homes. There are now 10 neighborhoods of town houses, prebuilt houses and homesites where buyers can build custom homes. Five homesites that were recently offered for sale front a golf course designed by Tim Cate, with 18 holes scheduled to be ready in the fall, another 9 to be added in the next few years. A health center, shown below, with a fitness area, six tennis courts and indoor and outdoor pools opened last summer, and activities including fishing and boating will be available on a large creek bordering the site. A beach club, a half hour away, is in the works. There will be a dining area in the golf clubhouse, and restaurants, shops, a movie theater and a hotel are planned for a village area at the development’s entrance.
